Chimney Repairs in Southampton

Southampton's Victorian and Edwardian terraces — across Portswood, Shirley, Bevois Valley and the wider SO postcodes — carry original chimney stacks that have often gone decades without attention. Exposed mortar, flaunching and lead flashing are the first things to fail.

Crumbling pointing, cracked flaunching, loose pots and damp chimney breasts inside are the issues we deal with most across the city.

Repointed to match the brickwork, not just patched over the top.

How we repair your chimney

  1. Inspect from heightThe stack is checked from scaffold or a tower — mortar joints, flaunching, pots and lead flashing all assessed before any work starts.
  2. Rake out and repointPerished mortar is raked out and the stack repointed, using a mortar mix matched to the age of the brickwork.
  3. Renew flaunching and potsCracked flaunching is renewed around the pots, and any loose or damaged pots are re-bedded or replaced.
  4. Lead flashingThe stepped lead flashing and soakers where the stack meets the roof are checked and renewed where needed to keep it watertight.

What we cover

Chimney repointing

Crumbling or missing mortar between chimney brickwork is one of the most common causes of water ingress. We remove failed pointing and repoint using the correct mortar mix for the age of the property.

Lead flashing repair & replacement

Failed or lifting lead flashing around the chimney base is a primary cause of roof leaks. We re-dress or fully replace lead flashing using code-grade lead sheet.

Chimney pot repair & replacement

Cracked, displaced or missing chimney pots allow rain into the flue. We replace individual pots or fit chimney cowls and caps to prevent water and bird ingress.

Flaunching repair

The flaunching — the mortar bed holding the chimney pots — cracks over time and allows pots to become loose and fall. We remove and re-lay flaunching to secure pots correctly.

Full chimney stack rebuild

Where a chimney is beyond repair, we take it down and rebuild it in matching brick. We can also reduce chimney height or remove stacks entirely where no longer needed.

Chimney inspections

Not sure of the condition of your chimney? We provide a thorough inspection covering all elements — pointing, flaunching, lead flashing, pots and stack condition — with a written report.

Common questions

How do I know if my chimney needs repointing?
Common signs include crumbling or missing mortar between the bricks, white staining (efflorescence) on the chimney, damp patches on the chimney breast inside the property, and loose or displaced chimney pots. If in doubt, call us for a free inspection.
How long does chimney repointing last?
A properly executed repoint using the correct mortar mix should last 20–30 years or more, depending on exposure. Using the wrong mortar — particularly cement that is too hard for older brickwork — can cause the bricks themselves to crack, so choosing the right mix matters.
Can you repair a chimney without scaffolding?
Depending on the height and access, some minor chimney repairs can be completed using a ladder. However, for most repointing, flaunching or flashing work we use scaffolding or a tower for safe access and a better-quality result.
Do you repair chimney stacks on all property types?
Yes. We work on all types of residential property including Victorian terraces, period cottages, modern detached homes and everything in between. For listed or heritage buildings we advise on appropriate materials such as lime mortar.
My chimney flashing is leaking — is that a big job?
Usually not. Lead flashing replacement is a contained job that typically takes a day or less and resolves the leak permanently when done correctly. We provide a free quote before starting any work.
