What we offer

Roof repair costs in Hampshire vary significantly depending on the type of work, the roof size and pitch, the materials involved and access requirements. The ranges below are based on real jobs we carry out regularly in Southampton and across Hampshire. They are indicative only — the only reliable figure is a free written quote for your specific property, which we provide with no obligation.

We carry out roof repairs, flat roof replacement, new roof installations, chimney repairs, guttering and loft boarding throughout Hampshire.

Tile and slate repairs

Replacing a few slipped, cracked or missing tiles is one of the most common jobs we carry out. A typical repair involving 5–10 tiles on a straightforward roof will normally fall price on requestand price on request. More extensive tile repairs covering a larger area or requiring scaffolding will sit higher in the range.

Ridge tile repointing

Repointing the mortar bedding on ridge tiles is particularly common on homes built in the 1960s–1980s. A full ridge repoint on a standard semi-detached property typically price on request. Larger or more complex roofs sit at the higher end. This is a preventative job — left unaddressed, failing ridge mortar leads to leaks that cost considerably more to fix.

Flat roof repair or replacement

Minor flat roof repairs on a small area can cost price on request. A full replacement of a standard garage flat roof (15–20 m²) with a GRP fibreglass system typically price on request. Larger extension roofs of 30–50 m² price on request on size and existing deck condition.

Lead flashing replacement

Failed lead flashing around chimneys, dormers, valleys and skylights is one of the most common causes of roof leaks. A standard chimney flashing replacement price on request. More complex multi-piece flashing installations or larger areas sit higher in the range.

Full roof replacement+

A full re-roof on a standard three-bedroom semi-detached property typically price on requestin concrete tile. Natural slate is higher — price on requestfor the same property. Larger or more complex roofs will sit above these ranges. All our new roof installations include a 15-year workmanship guarantee.

Chimney repairs

Chimney repointing starts from price on requestfor a straightforward stack. Lead flashing replacement adds to this. Full chimney rebuilds or complex stacks with multiple flashings and a new cap can reach price on requestor more. We survey the chimney before quoting to confirm exactly what work is needed.

Frequently asked questions

Why do roofing quotes vary so much?
Several factors affect price: roof pitch and complexity, the need for scaffolding, material choice (slate vs concrete tile, GRP vs felt), access difficulty, the extent of underlying damage found on inspection, and geographic location. Quotes that seem unusually low sometimes exclude scaffolding, VAT or materials — always ask for a fully itemised written quote.
Does roofing work include VAT?
Yes. All our prices are subject to standard-rate VAT (20%). Some smaller sole traders may not be VAT registered, which can make their quotes appear cheaper on paper — but this only applies up to the VAT registration threshold. We are a limited company and all our quotes include VAT.
Is scaffolding always needed?
Not always. Minor repairs on lower-level roofs can sometimes be completed safely from ladders. Most work above single-storey height or covering a significant area requires scaffolding for safety and quality reasons. We include scaffolding costs in our quotes where they apply.
How do I know if I need a repair or a full replacement?
We carry out a free inspection before quoting and give an honest assessment. Many roofs that seem in poor condition from the ground only need targeted repairs. A full replacement is only recommended when the structure itself is compromised, the tile or slate is at the end of its serviceable life across the whole surface, or when repair costs exceed replacement value.
How long does a typical roof repair take?
Most targeted repairs — a few slipped tiles, ridge repointing, flashing replacement — are completed within one to two days. Larger repair jobs or full replacements typically take three to five days depending on scope and weather.
